Get transfer-ready before you list
A serious buyer's first questions are about your file, not your price. Sort these before you list, and the sale moves faster once an offer comes in.
- Clear any outstanding dues and get a current No Demand Certificate (NDC) from DHA, or at least confirm what you owe. A buyer will not complete a transfer with unpaid development charges or instalments attached.
- Confirm the sector's transfer status. If your plot is a file in a sector still under a lock-in period, say so upfront. It affects who can buy and when the transfer can actually happen.
- Have the original allotment or transfer letter and your CNIC ready. If you inherited the plot or hold it jointly, sort the succession or joint-ownership paperwork first, since it will otherwise stall the transfer at the DHA office.
- If you live overseas, arrange a registered power of attorney with someone who can sign and appear at DHA on your behalf, or plan for a video verification call.
Pricing it
Plot prices in DHA Islamabad-Rawalpindi move with the sector, category (corner, park-facing, boulevard), file versus possession status, and general market conditions at the time, so we will not quote a figure here. An advisor who is actively transacting in your sector can tell you where comparable plots are trading and price yours accordingly.
Who actually buys
Three kinds of buyer show up for a DHA plot, and each moves at a different pace.
- End users who plan to build. They move slower, ask more questions about location and category, and want possession-ready plots or clean files in transferable sectors.
- Local investors. They move quickly on a clean file at a fair price and are usually comfortable with the paperwork.
- Overseas Pakistanis. They transact through a power of attorney and want everything documented and verified before they commit funds from abroad.
The transfer, from the seller's side
- Agree the price and terms in writing, including the token amount, payment schedule, and what happens if the buyer withdraws.
- Apply for or renew your NDC and clear any dues DHA flags.
- Book a transfer appointment at the DHA office. Bring your original letter, CNIC, and photographs; a power of attorney if you are not attending in person.
- DHA verifies both parties, cancels your allocation, and issues a fresh transfer letter in the buyer's name.
- Collect the agreed balance once the transfer is confirmed. Keep copies of every document exchanged.
Mistakes that cost sellers money or time
- Listing before the NDC is sorted, then losing a buyer at the last step when unpaid dues surface.
- Quoting a price with no reference to what comparable plots in the sector are actually trading at.
- Accepting a token from a buyer without a written agreement covering the deadline and what happens if the deal falls through.
- Not disclosing a sector's transfer restrictions upfront, which wastes both sides' time when it surfaces at the DHA office.
